Financial distress is a company's financial condition that continues to decline and if it continues it can risk bankruptcy. This study aims to determine the effect of liquidity, leverage, operating capacity, firm size, female commissioner, and COVID-19 pandemic on financial distress in property and real estate companies listed on Indonesia Stock Exchange in 2017-2022. The population of this study are property and real estate companies listed on Indonesia Stock Exchange consecutively in 2017-2022. Number of samples in this study based on predetermined criteria was 258 observation data determined using purposive sampling technique. Data analysis method used is logistic regression analysis. This research found that liquidity, leverage, operating capacity, firm size, and female commissioner have a significant effect on financial distress in property and real estate companies listed on Indonesia Stock Exchange in 2017-2022, while COVID-19 pandemic has no effect on financial distress in property and real estate companies listed on Indonesia Stock Exchange in 2017-2022.
